The recent grand opening of Chestnut Village, the newest Rob Rice Homes community, created a lot of excitement and buzz when nearly 100 Realtors attended a special brokers’ open, followed by the steady stream of visitors at the community’s first official weekend open house. Evident by the comments, many were awed by the homes’ premium features and by the quality and location of the community.

Chestnut Village is one of the few new home communities in the Olympia School District. It is set in a picturesque area near a local berry farm and the Western Chehalis Trail and is a short distance to downtown and local shopping. The community has abundant green space and borders a dedicated area for habitat preservation. Homes are fully landscaped and fully fenced.

“How much do these extras cost?” is the most common question asked by open house visitors.

Vonna Madeley, one the Realtors who represents Rob Rice Homes, tells them that the rich slab granite counters, expansive hardwood flooring, designer back splash tiles, the white doors and millwork are all standard.

But many find it hard to believe because most builders consider them upgrades.

Vonna often has to reassure them, “What you see is what you get. These premium features are included in the price of the home!”

Each Chestnut Village pre-sale homebuyer has a choice of nine different color schemes for stunning cabinet finishes, flooring, counters and tile, all artfully coordinated by a designer.

“Buyers have designer-coordinated color schemes to personalize their home without having to be design experts,” says Helena Rice who works with the designer to provide the many options to buyers. “It simplifies decisions while ensuring that everything works beautifully together.”

Choices also include exterior stone, exterior and interior paints, door styles, carpeting, lighting fixtures and window grid patterns, all to make the home completely unique.

With the eight different one or two-story floor plans that range from 1,950 to 2,652 sf, there is a home for just about any household.

“There are retired couples who are moving from a 3000 sf home and find downsizing a bit scary,” says Vonna. “We have a gorgeous 2377 sf home known as the “Spruce” with a downstairs master. There’s a bonus room, bedroom and bathroom upstairs, so it is convenient for when family visits.”

There are two plans offered for the first time in Chestnut Village. The “Poplar” has 4 bedrooms, plus a bonus room and a “flex space” for a convenient office or craft room. The “Hazel” features a main floor junior suite, which is perfect for multi-generational households.
