The Benefits of an Effective Homeowner’s Association

Rob Rice Neighborhood 2In every new home community developed and built by Rob Rice, we manage a homeowners association aimed at preserving and protecting all of our owners’ interest.  In each Rob Rice Homes community the monthly dues range from $40 per month to $80 per month, dependent on the geographic area and what expenses the dues cover.

While many people hate the idea of a monthly fee just to provide maintenance of all the open space areas, it is actually a fee that covers much more.

One of the most important aspects of a well-managed HOA (homeowners association) is that the CC&R’s provide a written document of all the conditions of that community.  They are the covenants, conditions and restrictions (CC&Rs) that are the governing documents that dictate how the homeowners association operates and what rules the owners — and their tenants and guests — must abide.

The Rob Rice Homes community of Kensington located in Lacey off of College & Forty-fifth  is designed as a low maintenance community where the monthly association fee of $65 includes professional landscape maintenance of all the front yards.    No more spending your precious free time trying to get the lawnmower to start on Saturday morning.   For that matter, no more lawn mower noise at all on the weekends, as the landscape crews perform their work during the week and not on weekends.    You also won’t find the inevitable home where the owner just hasn’t had the time or inclination to maintain his yard – the association handles all of the maintenance and irrigation of front yards.   Association fees also cover the maintenance of the vast open spaces, ponds and recreation equipment, not to mention the typical association management, insurance and financial reviews.
