The Pacific Northwest is green both in nature and by nature. People seem to care just a little bit more about their carbon footprint, eco standards and building a healthy future for everyone. For those looking to live somewhere that focuses on the highest standards of energy efficiency with minimal environmental impact, take flight to Tumwater’s newest housing opportunity at The Rookery.

There is also a 1,000-square-foot office space looking for an inspired new entrepreneur to take their business to the next level. Check out this elegant combo of sustainability, walkability, and net-zero passive house design today.

The Rookery: Eco-Friendly Live/Work/Play Housing is Artisans Group Architecture at its Finest
Tessa Bradley is one of the founding forces behind the Artisans Group. This women-owned firm designed and built The Rookery with the help of dedicated community and industry partners. Instead of just building an iconic new office headquarters, their team decided to go above and beyond.
Bradley describes The Rookery as a new kind of local setting where residents can live, work and thrive in a beautiful, human-scaled environment. After several years of planning and a full year of construction time, they’re almost ready to open the doors to new residents.
Tours of The Rookery’s apartment and penthouse living will start in late June 2025 with move-in’s beginning July 1. The 1,000 square foot commercial space – former offices of the Artisans Group – is available to see and occupy in August.

Net Zero, Passive House Living in Tumwater’s Walkable Downtown Corridor
The Rookery is a Phius certified passive house, which benefits both residents and the environment alike. Bradley says they designed the space to be resilient against wildfires, heat domes and other punishing weather patterns. Exterior features were carefully chosen with an eye towards longevity and low maintenance.
More than just European cabinetry and luxury appliances, The Rookery is insulated to keep out street noise, maintains high indoor air quality and offers plenty of dedicated parking for its residents. It will use 75% less energy than a comparable building, and with a modest solar array, it will be a net zero building, making as much energy on an annual basis as it uses.
There are shared outdoor spaces through both a ground level courtyard and rooftop patios. Both of the penthouse options also have large private rooftop decks as well as access to all communal spaces.
Phius passive building principals include thermal control to combat extreme heat and cold, a ventilated and airtight structure, multi-paned and glazed windows to balance solar radiation and cutting-edge humidity and moisture controls.

Start Your Next Chapter by Living and Working at The Rookery
Working towards eco-certification doesn’t mean Artisans’ designers left out the play in live/work/play. The Rookery’s in easy walking distance to Peter G. Schmidt Elementary and Tumwater High School as well as several state agency buildings. It also offers easy access to I-5 for commuting and is just 10 minutes from downtown Olympia.
The first-floor courtyard features a tiny home styled venue for pop-up cocktails, coffee bars, live music and arts events. There is also on-site bike storage. Third-floor rooftop deck space is covered and dedicated exclusively for tenants.
