Tucked away in a quiet corner of Tumwater, yet only a little over a country mile to I-5, Black Lake Palisades has just 31 lots that are settled into a few neighborhood streets and two cul-de-sacs. It is ideal for those searching for a quiet neighborhood, simple living and a superior-built Rob Rice home.

From the Juniper with its 1732 sq. ft. to the Rainier with 2553 sq. ft., you have the choice of several luxury rambler, downstairs master or 2-story floorplans that are a perfect fit for your holiday wish list.

And, if you are considering “A Home for the Holidays” in the future, Rob Rice homes are well known for their open elegance and flow for easy entertaining and hosting guests.

Along with the many personal touches and attention to detail like expansive landscaping, beautiful storm ponds and lovely open green spaces that are so typical of this local builder, there is a lot of heart put into this community. One of the streets is even named Bellamae Court SW, after the Rice family’s late beloved rescue dog.

Your Holiday Wishes Come True in a Pre-Sale

And, speaking of holiday wish lists, if you pick your lot and one of the popular floorplans early enough in the construction process, you have the choice of the many design options through Rob Rice Homes’ “pre-sale” program.

In a pre-sale, you are able to choose from several rich cabinet finishes, hardwood flooring, and designer backsplash tile. You will also have your choice of gleaming granite or quartz counters, upscale lighting styles, paint colors, exterior stonework and even types of doors. These stunning features are standard and, unlike other homes, do not add to the price of the home.

Tumwater is One of Santa’s Stops

“People want to live in Tumwater,” says Rob Rice who recently started building in this community. “This is a nice location for them. Black Lake Palisades is ideally located, just minutes to I-5 access, local schools and Tumwater’s central shopping area.”

Tumwater is situated at the base of the Deschutes River feeding into beautiful Tumwater Falls at one of the area’s many parks. It is the oldest permanent American settlement on the Puget Sound and early settlers were attracted to its natural beauty with rivers, prairies, forests and beaches. As the former home of the Olympia brewery, Tumwater is rich in history with the old brew house now a local historic landmark.

Black Lake Palisades is near a revitalized area of shopping and the highly-respected South Puget Sound Community College, that offers learning and cultural events for young and old. Big box stores are just a short drive down the road.

And, if you are wondering about our community’s unique name, it is another example of the thought and care that goes into what we do.

Black Lake and the Kenneydell Park recreation area are located close by, with a clear, fresh water lake where many enjoy swimming, boating, fishing and stunning views. The word Palisades means “a series of stakes set in a row to form an enclosure,” certainly an apt description for this quiet, harbored community.

Jeff Pantier of Hatton Godat Pantier, a long-time partner who has helped design and develop the landscapes at Rob Rice Communities for more than 30 years, tells us when he submitted an application for this community more than a decade ago, he gave it its name to make sure it was unique to the area.

“I pondered and tried to think of something with Black Lake in the name, but a lot of other names were already used—Estates, Heights, Acres, Terrace—Palisades seemed to have a nice ring to it.”
