He’s guiding his clients not only on the mortgage that’s best suited for their financial situation but also on being responsible adults to squirrel away precious funds for unexpected maintenance issues.

“A first time home buyer may be able to qualify for a $250,000 mortgage but what happens when the heater breaks.  I sometimes scare them with the true costs of home ownership, just to make sure that they are ready,” explains Tuning.

Instead of selling a homeowner a mortgage that will eat up a big part of their monthly expenses, Tuning will advise the couple on a smaller loan and to shift some dollars each month into a “rainy day” savings account.  That way, the family has funds available for the unexpected big expenses.

“For example, a couple may have an additional $10,000 available to add to their down payment.  Instead, I may suggest putting $6,000 into a savings account,” explains Tuning in case of an unplanned home repair.

Many of his customers come back and thank him for the reality check.  “I say things that no other lender has talked with them about,” adds Tuning.  “They come back and say ‘thank goodness we had a little extra money in the savings account as it turns out a few months later it was needed’”

“This is a customer that I’m going to see on average every six years,” notes Tuning.  “If they are prepared correctly then they will be successful homeowners.”

To date, none of Tuning’s first time home buyers have ended up in a foreclosure situation.  “They were prepared with my warnings and consultative type approach to working through the mortgage process,” summarizes Tuning.
