People can be separated into glass optimistic or pessimistic personalities. But when it’s a vacant storefront or commercial property, the personality of the entire neighborhood can be affected. Streets with unfilled properties often fall victim to an array of unpleasant outcomes.

Stuart Drebick’s Adroit Contractors can help with any phase of a build from design and permitting to eventual property management and maintenance.

The U.S. Department of Housing and Urban Development (HUD) reports that “vacant and abandoned properties are more than just a symptom of larger economic forces at work in the community; their association with crime, increased risk to health and welfare, plunging property values, and escalating municipal costs make them problems in and of themselves, contributing to overall community decline and disinvestment.”

This is especially true as time passes. HUD’s research also notes that the longer a property remains vacant, the greater its impact on surrounding property values and the larger the radius of this effect.

This is when the experienced team at Adroit Contractors is happy to step in. They know how to give your property the face-lift it needs to find just the perfect tenant. “You don’t want to be the old run down building on the market,” says President, Stuart Drebick. “You want to be the one that people notice because of the changes that are made. Have your property be the fresh face not the old worn hat.”

Sharing West Olympia offices with his father John Drebick, Stuart is the current treasurer and a life director of Olympia Master Builders. He has served on the Board of Directors of West Olympia Business Association and the Thurston County Chamber of Commerce. Along with his staff, Stuart can address issues from site selection and design through the actual construction of any building. Adroit Contractors also tackles beneficial tenant improvements on existing construction.

As he explains, “When buildings are vacant, owners are low on cash flow and will defer maintenance and repairs, but unfortunately this will affect how people perceive your property. If your property is looking neglected, tenants will go elsewhere unless rents are very cheap. A lot of the vacant spaces in town are older buildings that are in need of renovation or cosmetic updating due to age. Buildings need to be able to compete with the new products on the market. Most renters prefer quality at a reasonable price over low rent. You need to stand out in good ways.”

As a tenant improvement contractor, Adroit Contractors can tackle a variety of issues. They typically begin by assessing your building’s systems, outstanding maintenance issues, parking and road access, grounds keeping, and potential architectural revisions. From there, owners can decide on the best use of their property and next steps in putting the best face forward.

Should a large-scale upgrade be required, Drebick recommends involving the leasing agents in the design stage since they are knowledgeable about the current market.

Turnaround times vary depending on the scope of the job. From the design stage, most jobs can be completed within 90 days but if permits are required, the time-frame can vary.

Adroit Contractors are also Certified Aging-in-Place Specialists and Certified Green Professionals, both important designations to many Thurston County consumers.

The National Vacant Properties Campaign reported that across the country, “Cities must address the increasing number of vacant properties, not only because of the negative impact they have on the surrounding community, but because of the numerous costs they impose. They strain the resources of local police, fire, building, and health departments, depreciate property values, reduce property tax revenue, attract crime, and degrade the quality of life of remaining residents.”

Even if your commercial property is only vacant a few months, the loss of rental income and day-to-day costs can quickly add up. Reach out to Stuart Drebick and his Adroit Contractors staff to help your site bring in quality, long-term renters. You never know, a small series of improvements could quickly pay for itself through increased monthly rent.
